Packed Planning and Zoning Commission meeting rescheduled due to lack of quorum

FORNEY, Texas — The December 4, 2014, Planning and Zoning Commission was forced to reschedule a packed meeting due to a lack of quorum on the 7-member board.

FORNEY, Texas — The December 4, 2014, Planning and Zoning Commission was forced to reschedule a packed meeting due to a lack of quorum on the 7-member board.

Several of the consent items will be pushed to next week at a to-be-determined date. However, the item that completely packed the City Hall council chambers, a proposed 546-acre development adjacent Grandview Estates on Farm-to-Market (FM) 1641, will have to wait until January 8, 2015.

At next week’s meeting, commissioners will discuss and consider an amended site plan for Forney Fence Company who seeks to add additional warehouse behind their existing location, proposed awning installations at 117 and 105 East Main Street, a preliminary plat and site plan for The Cedars at Gateway II, and a residential subdivision plat for Eagle Ridge, Phase 2B, on Ridgecrest Road.

The public hearing items which will be held during the January 8, 2015, meeting will include a public hearing to rezone 546.034 acres north of FM 1641, south of County Road (CR) 212, and west of Helms Trail, from agriculture to single-family residential — known as the Gateway Parks. The developer proposes 1,860 single-family lots.

The Gateway Parks public hearing was first seen at the Thursday, November 6, 2014, Planning and Zoning Commission meeting. It was tabled after neighbors and commissioners had concerns about traffic, the home size minimums, and a strip of housing adjacent to Grandview Estates.

The developer has since amended the proposed concept plan which was made available for tonight’s meeting. Also, after the meeting was rescheduled, a representative from the developer spoke with Grandview Estates homeowners to discuss any additional concerns. Additional changes may be possible.

In its current amended state, the concept plan raised the home size minimums from 1,600 square feet to a minimum of 50-percent of the lots will have a 2,200-square feet minimum dwelling unit size and a maximum 50-percent of the lots will have an 1,800-square feet minimum size.

In response to the homeowners traffic concerns, the developer has put in writing it will complete Gateway Boulevard from FM 1641 to the Gateway Bridge in conjunction with construction of Phase I of the Gateway Parks community. A road connecting Gateway Parks and Grandview Estates has been removed from the plans. The developer has also stated alleys will be prohibited and an amenity center will be constructed in conjunction with Phase I.

A second public hearing will be heard in January to discuss and consider an amendment to the City of Forney Comprehensive Zoning Ordinance as it relates to signage.

Commissioners present were Chairman Robert Dobbs, Commissioner Roger Cross, and Commissioner Brigham Wilcoxson.
