FORNEY, Texas — A new 208-acre, 608-lot development is proposed along Mustang Creek — west of Farm-to-Market (FM) 741 and south of Forney High School.
The development, which has not yet been named, is proposed by M/C Wells Development. The property is located outside the city limits of Forney but within its extraterritorial jurisdiction.
The development proposes 608 residential lots with minimum 1,800-square foot homes and minimum 6,000-square foot lots. 49-percent of the lots are proposed to be 50-feet by 120-feet and 51-percent of the lots are 60-feet by 100-feet.
“The majority of the sales in Devonshire consist of products built on 50- and 60-foot lots. It is our objective to create the same home value and target buyers that desire shared amenities in lieu of a larger lot,” states the developer’s agreement which was approved by the Forney City Council at their December 17, 2014, meeting.
The development will be built alongside Mustang Creek, will feature a large fishing pond with docks, an amenity center, green space, walking trails, community pool, playground, two multi-purpose sports fields, and a future 10.7-acre elementary school site.
The developer’s agreement also likens the community to the Lantana development in southern Denton County.
Access to the community will be on FM 741, south of Forney High School. The City of Forney will provide sewer services and Talty Water Supply will supply water services. The developer has agreed to pay $500,000 for a future lift station and $1,770 per connection at the time of construction.
