The proposal, submitted by JM Civil Engineering on behalf of the property owner, seeks approval for a multitenant retail building that will enhance the existing commercial landscape of Forney Marketplace. The new structure is designed to be a 30,450 square-foot retail center and will be located adjacent to well-known establishments such as Kohl’s Department Store and Kroger Grocery Store.
As part of the development, the site plan includes the addition of 135 parking spaces to accommodate both employees and customers. Notably, the proposed retail center will benefit from shared parking across the entire Forney Marketplace planned development, promoting convenience and accessibility for shoppers.
The property, currently vacant, is part of the Forney Marketplace planned development, which was originally approved by the city council in 2011 and subsequently amended in 2020. The zoning allows for a variety of retail and restaurant uses, making it an ideal location for the new retail center.
The architectural plans for the building emphasize durability and aesthetic appeal, featuring concrete and brick as the primary materials for the exterior.
The Planning and Zoning Commission has already reviewed the proposal and recommended its approval during their meeting on January 2, 2025, signaling strong local support for the project.
