Target and Home Depot to anchor Phase I of Forney's Villages at Gateway, H-E-B likely grocer tenant

FORNEY, Texas — The Forney City Council approved changes to the Meadow Ridge Farm Planned Development to make way for what is likely the state of Texas' largest retail development currently proposed and soon to be under construction, according to developers and city officials.

Nearly 12 years since ground broke on the Gateway Bridge on the eastern limits of Forney, ground on the development — Villages at Gateway — is expected to break in June 2024.

A 140,000-square foot Target and an over 100,000-square foot Home Depot are proposed to anchor Phase I of the development which will also see an additional 130,000-sqaure feet of junior anchor retailers, 60,000-square feet of convenience retail, fast casual, and sit-down restaurants. The site will also feature approximately 10 out parcels.

"We're really excited to be working with some of the nations premier retailers," a representative of the developer said at Tuesday night's meeting. "The Villages at Gateway will be a regional retail, service, and dining destination serving Forney residents and beyond."

"This first phase is a catalyst for the surrounding area that will include a grocery store, additional retail, and other uses," she said.

inForney.com has confirmed with multiple sources familiar with the development that H-E-B will be the likely anchor grocer at the Villages at Gateway, with a proposed site just east of North Gateway Boulevard and U.S. Highway 80.

Additional information on the H-E-B announcement, and a possible warehouse club retailer, are expected in the coming weeks.

A representative of the developer says this development will likely be the largest of its kind in the State of Texas when it breaks ground in June — a sign of the massive growth which continues to move eastward of the Dallas-Fort Worth metroplex.

Just west of the retail development, Texas Health Resources sought changes to the Meadow Ridge Farm Development to allow for uses which include hospital development, medical office buildings, and a helistop on a 50-acre tract abutting Reeder Road.

The retail development is proposed to include 650 multi-family units — which were approved more than a decade ago when the Meadow Ridge Farm Development first saw approval.
