In 2021, the City Council approved the rezoning of this property from SF-6 residential to General Retail, allowing for the development of professional offices within the district. Gilani's proposal features three single-story office buildings designed to enhance the local business landscape while maintaining aesthetic appeal.
Site Plan Overview
The site plan outlines three office buildings:
1. Building 1: Positioned closest to Buffalo Street, this 3,536-square-foot structure will utilize brick and stone veneer as its primary exterior materials.
2. Building 2: Located centrally, this 3,044-square-foot office will also feature a brick and stone veneer facade.
3. Building 3: The furthest from Buffalo Street, this building will span 3,358 square feet and adhere to the same exterior design principles.
The development plan includes thirty-three parking spaces to accommodate employees and customers, providing direct access from both Pinson Road and Buffalo Street.
Screening and Buffering Plans
To address concerns from nearby residential properties, the proposal includes a solid brick or masonry screening wall between six and eight feet high. Gilani's alternative request for an eight-foot wooden fence is also up for consideration.
In addition, the project requires a five-foot landscape buffer along the common property line, which must be placed outside of a 15-foot drainage easement. The proposed buffer will include evergreen shrubs and a five-foot wrought iron fence, further enhancing the visual separation from residential areas.
